Bargets Residential Lettings Ltd are members of Association of Residential Letting Agents (ARLA), Propertymark which is part of the National Association of Estate Agents and under the auspices of these regulatory bodies we are members of the Client Money Protection Scheme.

As such we are obliged to abide by a stringent code of conduct and are required to offer you the very best service. ARLA is an organisation which regulates companies offering a residential letting service and is recognised by government, local authorities, consumer interest groups.

Bargets Residential Lettings Ltd is also a member of a redress scheme provided by The Property Ombudsman (TPO).

Where applicable deposits will be protected by the Tenancy Deposit Scheme (TDS) for Assured Shorthold Tenancies. which we are members of.

Bargets Residential Lettings Ltd do not charge Tenant’s fees.

Bargets Residential Lettings Ltd will advise on current market rental value and prepare all necessary information and provide guidance on safety and compliance issues including:

  • Introduce applicants and accompany views
  • Managing the tenant check-in
  • Organising compulsory annual safety checks
  • Collect a holding deposit, initial rent and tenancy deposit, process rent and advise of non-payment
  • Collecting rent
  • Carry out full referencing on all Tenants together with AML (Anti Money Laundering)
  • Provide Landlords with correct compliance information including Gas Safety certificate and Electrical certificate.
  • Managing the deposit release at the end of each tenancy
  • Advertise the property on specified websites and erect a board at the property
  • Advising on current landlord responsibilities and legislation

Full Management Service

Bargets Residential Lettings offers a full property management service that allows landlords to maximise their return on investment without it taking up any of their time, giving them peace of mind that their investments are being properly looked after by a professional managing agent. We deal with a broad range of undertakings that takes the challenges and frustrations of the day-to-day management of a property out of the landlord’s hands:

  • Marketing the property and finding a suitable tenant
  • Managing the tenant check-in
  • Organising compulsory annual safety checks
  • Acting as main point of contact for the tenant throughout the term of the tenancy
  • Collecting rent
  • Carrying out regular property inspections
  • Arranging quotes and managing repairs
  • Managing any disputes that may arise
  • Managing the deposit release at the end of each tenancy
  • Hold a working float
  • Advising on current landlord responsibilities and legislation

Inventory Costs

For any Tenancy under £100,000 rental per annum, the Landlord is responsible for paying the Check-in and Check-out costs for an independent inventory.
For any Tenancy over £100,000 rental per annum, the Landlord is responsible for paying the Check-in cost and the Tenant will be responsible for paying the Check-out cost.

Purchases by Tenant introduced by us

In the event that a Tenant introduced by us purchases the Property then commission of 2% plus VAT shall be payable to us on completion of such sale, such commission to be based on the sale price and calculated in accordance with our standard commission rates for residential sales.

COMPLAINTS PROCEDURE

In all cases, the department will:-

  • Acknowledge receipt of your complaint. We will normally issue a letter/email of acknowledgement within three working days of receiving your complaint.
  • Treat your complaint in a confidential manner.
  • Refer your complaint to the relevant director.
  • Carry out a thorough investigation.
  • Aim to provide a written reply to your complaint with a full explanation of the outcome of our investigations within 15 working days and, where this is not possible, let you know when a reply can be expected.
  • Apologise if we have made a mistake or if a problem has been caused by us.
  • Let you know what we have done to put things right.

We would hope to resolve any issues you raise with us, however if after following our internal complaints handling procedure you still feel we have not done so, you are free to contact our Ombudsman.
